When negotiating the terms of a Lease it is important to obtain legal advice for several reasons. The first is to ensure that you understand the prospective terms of the Lease and your rights and obligations. If you do not do so, there is a chance that you will agree to terms that are not in your best interests or that you will accept terms that are imprecise and unclear, and which, will likely become the source of dispute in the future.
The second benefit of negotiating a proposed Lease is that the landlord may agree to your proposed amendments which are more favourable to your interests. An example is a reduction in future rental payments or the removal or variation of indemnity clauses allowing you to recover losses from the landlord in certain circumstances.
